A successful flip but not without lessons learned!

This was a huge learning experience in basically every category of the process! Overall the flip was successful. This was a historic home in a very beautiful neighborhood. What I anticipated being a cosmetic rehab turned into much more due to the age of the home. 

Lessons learned:

-Do your due diligence!!! Get the home inspected!! Unless you have a very experienced contractor, getting a home inspection will be worth it. They can uncover many issues that often times can go overlooked. I didn't get this one inspected, and it came back to bite me when it was under contract for sale. 

- Manage your contractors better by having written contracts on agreed upon work and time frames. I had to fire 2 contractors during this project. Lack of accountability will lead to wasting money and time. 

- Give yourself a generous contingency on your rehab budget and time frame. Ever heard the saying "You'll go over budget and it'll take twice as long?" It's true.
